Comparable properties for a market review

Multi-step research

I need to brief a client on the Melbourne CBD retail market.

1. Pull all retail listings currently advertised for lease in Melbourne CBD.
2. Group them by floor area: under 50m², 50-150m², 150m²+.
3. For each group, give me the price range and median asking rent.
4. Highlight three listings that look like the best value.
Compare retail leasing supply between Melbourne CBD, Fitzroy, and Richmond.
For each suburb give me total listings on market, median asking rent, and
the smallest and largest listings.

Tips for better results

  • Be specific about location. Suburb name, state, or postcode all work - combining them is fine.
  • Mention units. "Under 100m²", "between $40,000 and $80,000 per year".
  • Ask for tables. Most assistants will format the response as a tidy comparison table if you ask.
  • Follow up. Once you've run a search, you can keep asking - "now narrow that to listings posted in the last 30 days" - without restating everything.

What MarketBuddy will not do over MCP
